What is an EICR?
An Electrical Installation Condition Report is a detailed inspection and test of the fixed wiring in a property. It shows whether the installation is safe to keep using and highlights anything that is damaged, deteriorating or does not meet current standards.
Who needs one?
- Landlords: private landlords in England must have the electrical installation inspected and tested at least every five years, and give a copy of the report to tenants.
- Homeowners: an inspection is generally recommended at least every ten years, or sooner if the installation is older.
- Buyers: an EICR before you complete tells you what you are buying and helps you budget for any work.
What happens during the inspection
We inspect the consumer unit, wiring, sockets, switches and fittings, then carry out a series of tests on each circuit. Any issues are graded so you can see what is urgent and what is advisory.

EICRs FAQs
How long does an EICR take?
It depends on the size of the property and the number of circuits. A typical house usually takes a few hours.
Will the power be off?
Yes, for parts of the inspection while circuits are tested. We will let you know before we switch anything off.
What do the codes on the report mean?
C1 means danger present and needs immediate action, C2 means potentially dangerous and needs urgent attention, and C3 means improvement recommended. FI means further investigation is needed.
What if my property fails?
We explain every issue and give you a fixed price to put it right. Once the work is done, we can issue confirmation that the installation is satisfactory.
Do you do landlord EICRs?
